Most people want a roof over their heads, but rarely think about that actual roof once they get it.  Once water is pouring down the walls and pooling on the floor it’s a little late to get ahead of the problems.  Here are 6 basic roofing inspection tips to help every homeowner.

LOOK UP

Go into the attic.  Look for beams of light shining in through the top of the house.  This would indicate actual holes in the roofing system.  More common are streaks and stains on the rafters and “bones” of the roofing system.  These could be caused by slow leaks which will turn into major damage.

 

 

RESEARCH

Dig out your old home improvement records.  How long ago was it when you replaced the roof the last time?  Have you had minor shingle repairs in the past?  This type of information gives us some ideas as to how much life your roof may have left.  Typically, an asphalt shingle roof will last somewhere around 20 years.

 

 

 

VISUAL INSPECTION

Step back in the yard where you can see the shingles on your roof.  Do you see where any may be missing?  Are there any raised areas, bent backwards, ridges or buckling under the shingles?  Shingles should lie flat and look uniform and clean.

If the roof seems to droop or sag, it is a sure sign of trapped moisture and rotting boards.  The roof needs immediate replacing before additional damage is caused to your home.

Also check for moss, mold and fungi growth on the roof.  This usually occurs on an area of the roof that is constantly shaded. This is another indicator of trapped moisture.
